For this 1939 home, the clients wanted to really maximize space and impact without adding any square footage. At the start of the project, the home had average eight-foot ceilings, and walls everywhere, creating the “ant-hill” effect of the time, with the layout taking you singly from room to room via endless walls and doors (while some have a taste for this, our client did not). Additionally, sitting at only 1500-square feet, this feature made their already small home feel even tighter.

The client wanted to take down the walls between the dining room, kitchen and living space, and vault the ceilings. Not only would this make the overall space feel significantly larger, an open floor plan was more in tune with their lifestyle; living with children, pets, and hosting constantly. As luck would have it, there was a full ten-feet of empty space between their current ceilings and the roof of the home, with no blockage or HVAC in the way. This allowed a team of engineers to work with the client to add necessary support no longer there from removing walls, plus adding aesthetic additions and beams to bring the magnificent upgrade you see to life. This was the single largest (and most expensive) change to the structure during the course of this renovation and it was well worth it, having changed this space into a home that not only feels larger, brighter and more luxurious, but fits the clients’ lifestyle perfectly.

The living room feels expansive and open despite its still-petite size, and spills directly over into the newly remodeled and expanded kitchen – complete with custom island – and dining areas, still perfectly set-apart by function and design, not by walls.
